The Mountain Springs Community will be an aesthetically pleasing blend of residential, commercial, and social activity designed to provide for and preserve the quality of life Tuolumne County residents have come to enjoy.
The architecture in the Mountain Springs Community will incorporate the historic details of the varied styles of homes and buildings built over the last 150 years in the County.
The Mountain Springs Community will provide a tranquil lifestyle with a variety of homes (ranging from attached homes, to larger estate homes), recreation, healthy living, and good neighborhoods. As proposed the community is consistent with the Planning Principals set forth in the County General Plan.
Mountain Springs will have a variety of neighborhoods offering residents a range of lifestyle choices. The homes are proposed as both attached and detached homes taking advantage of scenic riparian corridors, golf course views and vistas of the Sierra foothills and Sierra Nevada range.
The Mountain Springs Community offers an existing 18-hole championship golf course designed by Robert Muir Graves, surrounded by varied terrain and scenic views of the Sierra Nevada foothills
Approximately six miles of trails, community and neighborhood parks, and open space will provide recreational opportunities and preserve the area's natural beauty. More than 420 acres remain as open space, parks and recreation land. The Mountain Springs Community is designed with the environment and its inhabitants in mind preserving the area's key environmental features.
The Village Center will be a blend of residential, commercial, and social activity that's proposed to include retail, commercial office, clustered housing, and a quality hotel adjacent to the golf course.
The multi-use Village Center will be a focal point and activities center of the community, offering residents and visitors not only a social outlet, but also a commercial outlet to help meet their business and shopping needs. The architectural character of the Village will provide a connection to both the historical and cultural aspects of Tuolumne County.
Mountain Springs Community will benefit the entire County by supporting and enhancing tourism, providing a variety of jobs, and enhance the economic spending activity in the County. Jobs will include construction jobs over the build out of the community, as well as retail, service, office, and management positions. The shops and offices associated with the commercial aspects of the Village center will also provide Small Business ownership opportunities. Lots will be sold to local builders and residents addressing a portion of the lack of existing buildable lots.
Mountain Springs Community will positively affect the County General Fund and will more than pay its fair share through fees, permits, General Fund revenues, and road and infrastructure improvements. Potable water from TUD treatment facilities will supply the majority of the homes within the Community reducing the need to drill additional wells in the area.
