
The Mountain Springs Community plan continues to be revised as a result of the feedback received from the August open house, further analysis, and subsequent recommendations from the community. The August open house survey results indicate that the majority of respondents believed that the rate of growth in Tuolumne County over the next 20 will be greater than the past 20 years and that the Mountain Springs revised plan will adequately address part of the countys growth needs. Below is a brief summary of some of the comments and suggestions expressed and how we responded to them in the revised plan.
"Heading in the right direction."
Nearly 90% of those surveyed over the past two months expressed that the revised Mountain Springs Community plan was heading in the right direction.

" "The plan should address a greater number of affordable housing units.
" The August open house plan proposed 800 market rate homes with 10% affordable housing, for a total of 880 homes. Based on public input, to increase the amount of affordable housing units, we revised the plan to accommodate 780 market rate homes with an additional 15% (117) of affordable homes. The plan total shows 897 homes which is less than one home per acre overall.
"Increase the lot sizes in areas adjacent to existing agricultural land."
Lots on the western and southern borders of the property have been adjusted to provide for greater set backs and larger parcels to better transition to the adjacent agricultural lands. Additional open space is also proposed for the northern boundary which abuts agricultural land.
"The Village Center should provide the opportunity for additional office and commercial onsite to provide services for residents and reduce the number of trips into Sonora."
The plan has been revised to increase the commercial space from a range of 10,000 -15,000 square feet back to the originally approved plan of 35,000 square feet. The character as well as the size of the offices and shops proposed for the Village Center has been estimated to be similar to those located in the city of Sonora on South Washington Street in Sonora. The 35,000 square feet are estimated to provide for 20-25 shops & offices as well as a Village market similar to the Columbia Mercantile market
"Wildlife corridors in select areas should to be expanded".
The setback from the off-site heron habitat in the southeast corner has been increased to the ridge line and in the planned refinements of the housing areas, Mountain Springs will increase the wildlife corridors in select areas where needed to provide wildlife connections across the site. In addition fencing of individual lot lines will be limited to insure openness throughout the site for wildlife migration.
