maintenance of the open space and perimeter fencing by the master association. The trail system also provides a perimeter grassland firebreak. In that many of the open space areas have been established to buffer the adjacent agricultural designations from the various use within the community, areas within the open space are not proposed to incorporate agricultural uses (grazing or crops) as this would require additional buffering, fencing, and periodic spraying of insecticides and fungicides adjacent to the residential and recreational use areas of the Community Plan.

As noted above, the rural character of the area is maintained by the Community Plan designating significant portions of the Community as Open Space along with additional Parks and Recreation land. Community Open Space combined with Open Space easements comprise 293 acres, which is 27% of the total site, and includes riparian corridors, desirable wildlife habitat areas, and greenbelt buffers. The existing Mountain Springs Golf facility comprises an additional 189.5 acres (17.8%) and is designated as Parks / Recreation. In addition several passive neighborhood and community parks total 32 acres (3.0%) and are also located in areas designated as Parks and Recreation. The Open Space coupled with the Parks / Recreation land totals 515.7 acres which is 48.5% of the total site.
The commercial and residential land uses, designated with a mix of residential of varying types and densities comprise approximately 518 acres (48%) of the Community Plan. The range of housing is planned to include clustered housing in condominiums, town homes, and duplexes, as well as small lot patio homes, several sizes of single family home lots and a small amount of larger estate residential
